GENERAL TERMS AND CONDITIONS
ADULTS ONLY
Our wellness hotel KERSCHDORFER is an "Adults Only" hotel and is exclusively for guests aged 16 and over.
CHECK-IN AND CHECK-OUT
Your room is available until 10:00 AM on the day of departure. Please understand that check-in is generally not possible before 3:00 PM. Check-in after 6:00 PM requires prior arrangement with the reception.
BOOKING
Your booking becomes binding upon your verbal and/or written confirmation.
DEPOSIT & BOOKING CONFIRMATION
To secure your booking, a deposit must be made via bank transfer within 14 days. The deposit amount can be found in your booking confirmation.

Alternatively, you can secure your booking by providing a valid credit card (card number, expiration date, CVC, and cardholder's name). By providing this information, you expressly and irrevocably agree that any applicable cancellation fees will be charged to this card.
QUIET & RESPECT
Our hotel places great importance on tranquility and mutual respect. After socializing at après-ski venues or clubs, we expect appropriate behavior within the hotel. In case of repeated misconduct, we reserve the right to unilaterally terminate the accommodation contract. A refund will not be issued.
START & END OF ACCOMMODATION
Your stay begins on the day of arrival with the GENUSS.Afternoon at 3:00 PM and ends on the day of departure with the GENUSS.Breakfast at 10:00 AM.
DOUBLE ROOM FOR SINGLE USE
Some rooms are available for single occupancy. Single occupancy surcharge per night: 50% - 90%, depending on the season.
PARKING
One underground parking space per room is included (reservation from 2:00 PM on the day of arrival until 10:00 AM on the day of departure). Additional parking spaces are available upon request on the day of arrival (€10 per day).
SPECIAL DIETARY REQUIREMENTS
Lactose-free products are available at the breakfast buffet. Gluten-free products are only available if you inform us at the time of booking.
VOUCHERS
Vouchers are valid for one year from the date of issue. Extensions, cash redemption, or transfer of personalized vouchers are not possible. Value vouchers do not have an expiration date. Redemption of cooperation and barter vouchers is subject to availability and prior agreement.
PETS
Pets are welcome in selected rooms with prior reservation (€10 per night). Pets are not allowed at the buffet or in the wellness and fitness areas. Pet owners are liable for any damages. An additional cleaning fee may apply.
NON-SMOKING & SMOKING AREAS
The entire hotel is non-smoking. Smoking is only permitted on the balcony or hotel terrace.
PRICES & PAYMENT TERMS
The prices listed on our website are starting prices and vary depending on the season, occupancy, and demand. All prices are per person per night, plus local tax (currently €2.60 per person/night). In case of pricing errors, we reserve the right to make adjustments and refer to the current price lists.
Discounts can only be applied once per booking. Unused services are non-refundable. Late arrivals or early departures will be charged at 100% of the booking cost. Room categories can be booked, but specific rooms or floors cannot be guaranteed. With the release of a new price list, all previous ones become invalid. Price changes, printing errors, and offer modifications are subject to change.
RECEPTION
Staffed: Daily from 8:00 AM - 12:00 PM and 2:00 PM - 6:00 PM.
Reachable internally: 7:00 AM – 10:00 PM.
WELLNESS AREA
Open daily from 4:00 PM - 8:00 PM.
CANCELLATIONS
Cancellations are only valid in writing.
Summer (May - November)
Up to 31 days before arrival: Free of charge
16 to 30 days before arrival: 30% of the booking amount
8 to 15 days before arrival: 60% of the booking amount
From 7 days before arrival: 90% of the total cost
Winter (December - April)
Up to 61 days before arrival: Free of charge
16 to 60 days before arrival: 30% of the booking amount
8 to 15 days before arrival: 60% of the booking amount
From 7 days before arrival: 90% of the total cost
No-show, early departure, and late arrival: 100% of the costs.
CHANGES
Up to 21 days before arrival, the reservation can be postponed once within the same season. Any price increase based on the new period will be charged. For partial cancellations or changes in occupancy, the above cancellation policies apply. The hotel may unilaterally terminate the accommodation contract up to 3 months before arrival for valid reasons.
CANCELLATION INSURANCE
We recommend taking out cancellation insurance, which covers cancellation costs in case of accident, illness, or death. The premium is approximately 5% of the travel price. We can arrange this for you. Detailed information on insurance coverage can be found on the homepage of European Travel Insurance.
PAYMENT METHODS
We recommend cash payment (Euro) or payment via MAESTRO card. Accepted credit cards: Visa, MasterCard, AMEX. Prepayment by bank transfer is possible.
LEGAL BASIS
Jurisdiction: District Court Zell am Ziller.
The right of withdrawal under § 18 Abs. 1 Z. 10 FAGG does not apply. Additionally, the "General Terms and Conditions for the Hotel Industry" in the version of November 15, 2006, apply.
